Gutter maintenance is easy to forget and consequential when neglected. A blocked gutter in November overflows during December rain, water runs down the fascia, enters the soffit void, and begins soaking the wallplate or rafter feet — often invisibly for weeks. The repair bill is almost always significantly higher than years of preventive cleaning would have been.
Approximate cost comparison: An annual gutter clean for a standard semi-detached in Hampshire typically costs £75–£110. A rafter-foot repair caused by water ingress from a neglected gutter typically costs £400–£1,500 or more.
We hold your property on a scheduled visit cycle — annual or bi-annual depending on your tree coverage. When your clean is due, we contact you to confirm a date. After each visit you receive photo documentation of condition, a brief condition note, and an invoice for that visit only. No standing charge, no subscription.
Under Section 11 of the Landlord and Tenant Act 1985, landlords are responsible for keeping drains, gutters and external pipes in repair throughout the tenancy. Regular maintenance with documentation is appropriate evidence of compliance.
Our landlord plan provides: consolidated scheduling across multiple properties, annual or bi-annual visits with photo documentation per property, insurance certificates with each job, and single quarterly invoicing if preferred.

Autumn (October–December) — the most important clean of the year. Leaf fall peaks through November. Booking fills quickly from late October — if you are on a maintenance plan, your slot is reserved in advance.
Spring (March–April) — clears winter moss growth and seed fall before summer rain. Also the best time to assess whether guards should be fitted.
